A-NOVA Realty Venture was founded in Sacramento by Anson Asa, a California real estate broker who spent five years working this market as a licensed agent before opening his own firm.

The direct answers.

It depends on price, condition and season, but the process starts the day we sign: photos and a rent analysis first, listing live within 48 hours of the property being show-ready, and showings scheduled as enquiries come in. If a listing isn't drawing qualified applications in the first ten days, we adjust the price rather than wait it out.

Notices go out on the statutory timeline, not whenever someone gets around to it — that timing is what determines whether an unlawful detainer holds up later. We document everything, keep you informed at each step, and coordinate with an eviction attorney if it goes that far. Getting the paperwork right at the start is most of the outcome.

Yes. You set a spending limit in the management agreement — commonly a few hundred dollars — and anything above it comes to you with the vendor's quote before work starts. Genuine emergencies that threaten the property or a tenant's safety are handled immediately and reported to you the same day.

Many are, and a lot of owners find out too late. Single-family homes owned by an individual can be exempt if the correct notice is in the lease, but the exemption is lost without it. We check the status of your property and make sure the right language is in place before a tenant ever moves in.

Since July 2024, California caps most residential security deposits at one month's rent, with a narrow exception for small owners meeting specific conditions. We'll tell you exactly where your property lands and handle the deposit accounting and itemised return within the 21-day window.

The agreement runs twelve months and covers the leasing work done up front. If the relationship isn't working, say so — we'd rather transfer a file cleanly than hold an owner to a contract they've stopped believing in.

Yes. Taking over mid-tenancy is common. We review the existing lease for compliance gaps, re-paper what needs it at renewal, do a documented inspection, and introduce ourselves to the tenant properly so the handover doesn't cost you the relationship.
